mBank Property Purchase Mortgage
This mBank mortgage is aimed primarily at buying residential property, though under mBank's general terms the same product also covers construction, renovation, or reimbursement of costs already spent on a property. The loan can be arranged from as little as CZK 200,000, a low entry threshold that also suits smaller top-up financing – typically for clients buying a flat or house who have at least a tenth of the property price ready from their own funds.
Interest Rate and APRC
In the bank's representative example, the nominal interest rate is 4.79% p.a., while the APRC (annual percentage rate of charge, i.e. the real cost of the loan including fees) is 4.92%. The gap between the two figures is not incidental – the APRC folds in additional costs tied to the loan, such as the fee for registering the mortgage lien in the land registry, so it is always somewhat higher than the interest rate alone. The rate in the example is fixed for 3 years – once the fixation period ends, the bank will offer a new rate based on market conditions at that time, a real risk to factor in when planning repayments over the full term.
