Fio Banka Mortgage
The Fio Banka mortgage is a classic purpose-built home loan that can be used to buy a property, build a house, carry out renovations, settle co-ownership shares, refinance a mortgage from another bank, finance housing via a housing cooperative, or reimburse funds a borrower has already spent from their own resources. Fio offers it across a very wide range of loan amounts, so it suits both a smaller top-up loan for a flat and financing for a larger new-build.
Interest Rate and APR
The bank advertises a rate from 4.58% per year, though the actual figure depends on the fixation period chosen and the purpose of the loan. In its legally required representative example, Fio uses a rate of 4.78% per year with a three-year fixation. Once all loan-related costs are included, this works out to an APR (RPSN) of 4.92% per year. The difference between the nominal rate and the APR matters — the APR includes fees tied to the loan (property valuation, land registry deposit, etc.) in addition to interest, so it better reflects the true cost of borrowing than the advertised "rate from" figure alone. When comparing offers between banks, it's always more sensible to rely on the APR.
A three-year fixation means the rate and installment stay unchanged for that period. Once the fixation period ends, the bank offers a new rate based on market conditions at that time — this is standard practice for mortgages with a short or medium fixation, and it's worth planning for when budgeting years ahead.
What the Mortgage Actually Costs
The representative example published by Fio Banka is based on a loan of CZK 3,000,000, a term of 20 years (240 monthly installments), and a three-year fixation. The monthly installment in this example comes to CZK 19,435.90, and over the full repayment period the borrower repays the bank a total of CZK 4,674,007.06 — roughly CZK 1.67 million more than the amount originally borrowed. That ratio is expected for a 20-year mortgage at this rate.
Keep in mind this is a model example based on specific assumptions — loan amount, term, fixation, and the applicant's creditworthiness. The actual offer for a specific client may differ, for better or worse, depending on income, the value of the mortgaged property, and whether the borrower takes up the add-on products that reduce the rate (see below).
On top of the installments, borrowers should budget for one-off third-party fees: a property valuation costs CZK 5,000, though the bank waives this if a valuation for the property already exists. Registering the mortgage lien in the land registry costs a further CZK 4,000. These items are factored into the APR, but they're worth keeping in mind as real one-off expenses on top of the standard costs of arranging the loan.
How Much You Can Borrow, For How Long, and at What LTV
Fio Banka offers mortgages ranging from CZK 1,500,000 to CZK 50,000,000; according to information published on the bank's website, loans for construction or extension projects carry a somewhat higher minimum amount. The term can be chosen anywhere from 10 to 30 years, giving fairly wide flexibility in setting the installment size to match a household's budget.
As a rule, the bank lends up to 80% of the mortgaged property's value. Applicants under 36 years of age who are financing their own home, however, can reach up to 90% of the property's value — a meaningful advantage for younger borrowers who haven't yet saved as much of their own funds as the bank would otherwise require.
How to Lower the Interest Rate
Fio Banka offers two ways to get a lower rate than the basic advertised figure. Taking out payment protection insurance (typically covering loss of income, disability, or death) earns a discount of 0.2 percentage points off the rate. The second option is holding a free Hypospořicí konto (mortgage savings account) with Fio, which also reduces the final rate. Both discounts are conditional — without these add-on products, a borrower pays a higher rate than the one the bank communicates as its starting "from" figure. Before choosing the insurance or the account, it's worth comparing their cost against the actual savings the rate discount delivers over the life of the loan.

The offer works both for clients buying their first property and for those handling construction, renovation, settling co-ownership, or switching over with a mortgage refinanced from another bank. Thanks to the CZK 1.5 million to CZK 50 million range, it covers everything from smaller flats to above-average new-builds.
